Following is the process that our design team will guide you through to help transform your dream into reality.

The right lot is equally as important as the right design. At Compass North Development, we can assist you in purchasing the property that will best suit your vision for your dream home. With our experienced design team, we will visit prospective lots with you to convey to you the characteristics and feasibility of the project through our experienced designer's eye.

If a lot has already been acquired, we will meet on the lot with you and talk about the vision and overall feel of the home to be designed. Our goal at that time is also to understand the types of exterior finishes desired and strategic placements of room locations, views and entrance locations.

At Compass North Development, we understand that your home is an extension of who you are. We want you to feel comfortable from the start of design to the completion of the building process and beyond. We are here to assist you in your choices from the very beginning to achieve the end results that are right for you.

After a design contract has been executed a project kick off meeting is scheduled which includes the client and the design team. During this meeting you will go through a detailed interview in order for us to gain a thorough understanding of the style, room count and sizes, relationship of space, location on the site, and budget goals. At that time, we encourage your input of ideas, pictures, sample floor plans or elevations and any other information that will help us to capture your vision. A key goal of the kick off meeting is to allow us as a team to begin to build a relationship with you and to establish an understanding of likes, dislikes and overall preferences.

The next step involves the creation of floor plan and elevation drawings. Our first step in this process is to have a Survey performed on your lot. This is required to show all slopes, trees and other features of the property to ensure that the ensuing design is created to work perfectly on your lot. After our drawings of floor plans and elevations are completed then they are converted to CAD (Computer Assisted Design) form. This process involves a series of meetings in which the designers get feedback from you until the design fully matches your expectations.

If your property is in a covenant-protected community, the floor plans and elevations are submitted to the Design Review Committee for preliminary approval. Compass North Development will represent you and your project throughout the duration of the process. After the project has preliminary approval, the construction drawings are submitted for all necessary engineering then resubmitted to the DRC for final design approval. With final approval, application is made to the proper municipality for a building permit.

Another step in the design process is choosing the interior and exterior finishes of the home. With our own interior designers as a part of the team from the start of the project, a strong knowledge of client preferences and an accompanying relationship combine to make this a truly enjoyable experience. We understand that there are important decisions to be made regarding all home finishes and we want them to proceed as smoothly as possible. As a part of the process a detailed project manual is created which includes plans, specifications, schedule and detailed descriptions of materials and finishes. This manual is used to insure your vision is captured and to maximize contractor efficiency. It is also used to assist in determining the final construction budget from our construction project manager as well as giving your lender the necessary information to process your construction loan.

After the construction project manger has assembled the bid for the entire project, another meeting is held with you to obtain final approval of the budget. Designing and building the home of your dreams is important to us and we want to be sure that the cost meets your needs as well. Compass North Development will then offer assistance and/or recommendations needed to initiate and complete the financing of the project.

With the building permit in hand we are ready to start this exciting phase. We only contract with builders willing to be an integral part of our team who are committed to integrity and excellence in construction quality. Compass North Development continues to stay involved throughout the building process. Our designers provide Construction Administration that includes continual site inspections for compliance and quality control of all work performed.

We usually encourage our clients to visit the site often during various stages of construction. Compass North Development will schedule on-site meetings with you as desired. During these visits we will tour the project to convey to you what is happening and how the project is proceeding according to the schedule. This will also give you the opportunity to ask questions and meet the contractors performing their respective trade at any particular time of construction.

We strive hard to build a solid relationship with our clients and it doesn't end when you move-in. Our goal is for you to feel comfortable in calling us for anything, big or small, that doesn't meet your expectations. The customary two-year home warranty is in effect, but we will continue to offer assistance to make your home owning experience as trouble-free as possible. Your satisfaction is important to us and our clients are our greatest marketing tool.
